Subcontractors and lien waivers
Subcontractors have the ability to place a lien on the property they are doing work on, similar to the way that a general contractor may place a lien on the property. A subcontractor will typically do so through the Mechanics Trust Fund Lien process. An experienced real estate attorney, like GLO, can draft agreements between contractors and subcontractors that ensure every party to a project receives the payments promised, while waiving the subcontractor’s right to place a lien on the property and further complicate the matter for the property owner.
